    One of the largest single speculative warehouses to be built in Bristol is nearing practical completion at Horizon38, the new £85 million employment scheme currently being developed in Filton, North Bristol.

    Available for occupation within the coming weeks, the new unit is a detached gateway building fronting Gypsy Patch Lane, and at 115,500 sq ft is equivalent to the size of two football pitches. It is being marketed by joint letting agents GVA and JLL on behalf of developer MSF Filton Ltd, a joint venture between iSec and St Francis Group.

    Benefitting from a ready labour supply within walking distance, great local transport links and accessibility to the city as well as the motorway networks, Horizon38 sits within the Filton Enterprise Area and is the largest and most significant regeneration project in the South West. As a result of this accessibility, the size and high spec development of the new unit, the warehouse could easily act as a major industrial HQ for a local company, a strategic logistics hub servicing the region, or a facility to expand the neighbouring aerospace industries.

The building is particularly targeted at ‘last mile’ supply chain companies such as Amazon who need to be very close to the customer – an expanding new market known as urban logistics.”

    He continues, “A return to good levels of demand combined with a lack of building options outside Avonmouth has led to a serious lack of available floorspace in the region’s industrial stock, leaving occupiers with little or no choice when it comes to relocation or expansion in the traditional employment areas of the city.

    “Filton has always been at the hub of Bristol’s economic growth, with its strong aerospace and engineering credentials, this is set to continue as Horizon38 takes shape.”

    The new Grade A self-contained detached unit has a height of 12 m, 10 dock level doors and 2 level entry loading doors. The space includes 5,490 sq ft of office space.

    iSec and their JV partners, St Francis Group held a launch party on 10th October to celebrate the completion of the first phase at their Horizon 38 development in Bristol.

    Horizon 38 is a major new 1 million sq ft mixed use development directly fronting onto the A38 in Filton near the former Filton airfield, Airbus and Rolls-Royce Engines manufacturing plants. It sits within the Filton Enterprise Area; the largest and most significant regeneration and inward investment project in the south west and just 3 miles from Bristol city centre and less than 2 miles from the M5.

    The first occupiers of one of the largest speculative commercial developments ever seen in Bristol are beginning to prepare for business. Selco Builders Merchants will be the first trade occupier to open its doors in November 2017, and is currently putting the final touches to its new branch which fronts onto Gypsy Patch Lane, Filton.

    Work is continuing apace at Horizon38, the new employment scheme currently being built at the former Rolls-Royce East Works site in Filton.

    The new 35,000 sq ft trade counter development for leading UK building supplies and materials group, Selco, occupies 2.45 acres and is one of the first anchor tenants on the development .

    The new store will serve Selco’s growing number of customers in Bristol and the South West. Detailed planning consent was granted for the development last year, with Selco taking a 15-year lease.  Selco is currently undergoing a period of expansion and now has more than 50 branches across the UK, including one already in Bristol on Sheene Way in Bedminster.

    Mike Forster of developer MSF Filton Limited, a joint venture between iSec and St Francis Group says “It’s great to see a major name in Selco as our first trade customer on site. We are now constructing a further speculative phase of trade counter units which will be complete in March 2018 to meet the demand from similar high-profile trade occupiers seeking representation in north Bristol.”

    Horizon38, one of the largest speculative commercial developments ever seen in Bristol, is continuing apace. The new employment scheme is currently being built at the former Rolls-Royce East Works site in Filton, North Bristol.

    The project combines industrial and distribution buildings totalling 580,000 sq ft with a further 25 acres of mixed employment space including new offices, trade warehouses, motor trade outlets and a new landmark hotel by Village Urban Resorts. The scheme will ultimately support the supply chain of neighbouring aerospace industries, and will benefit from further proposed housing development in the nearby area.

    The first occupiers are already moving in, with Selco Builders Merchants due to open their store in November this year; construction starts imminently on the new 153 bed hotel to open by the end of next year; while 210,000 sq ft of warehousing is currently available to let. Big improvements to the local road network are also being undertaken.

    He says, “A lack of site options outside Avonmouth, together with the wider economic downturn, led to a serious lack of investment and opportunity in the region’s industrial stock, leaving occupiers with little or no choice when it comes to relocation or expansion in the traditional employment areas.

    “Representing an £85million project, Horizon38 marks an end to this property drought. With 320,000 sq ft of quality space reaching completion, occupiers now at last have the chance to benefit from this renewed activity in the market. Two units are already under offer on the scheme with some very high-profile enquiries being received.

    “Filton has always been at the hub of Bristol’s economic growth, with its strong aerospace and engineering credentials, this is set to continue as Horizon38 takes shape.”

    The first phase of Horizon38 comprises six units, aimed at occupiers within the logistics and manufacturing sectors, ranging in size from 21,400 sq ft to 115,600 sq ft.  The next phase including 31,700 sq ft of trade and 60,650 sq ft of light industrial/warehouse units has commenced and will be completed in April 2018. Once complete Horizon38 will comprise up to 1million sq ft of mixed use space.

    Village Urban Resorts will begin work on site shortly on their new landmark, 153 bed hotel, to be situated on the corner of the A38 and Gypsy Patch Lane. It will open by late 2018. It will feature a business and events hub, and a state of the art health and fitness club, including swimming pool, bar and restaurant.

    Paul concludes, “With the MetroBus opening up links between the south and north of the city, residential development at Filton airfield and now major development at Horizon38, Filton is regaining its place at the heart of economic activity.”

    A ceremony to mark the start on site a new 35,000 sq ft trade centre unit under construction for leading UK building supplies and materials group Selco was today held onsite at Horizon38 – the new 1 million sq ft mixed use development located on the site of the former-Rolls Royce Filton Works announced last October and being redeveloped jointly by developers iSec and their JV partners St Francis Group.

    The new building under construction, is being developed on a 2,43-acre plot and when finished will serve as a new trade counter to serve Selco’s growing number of customers in Bristol and the South West. Detailed planning consent was granted for the development last year, with Selco taking a 15-year lease.  Building work began at the start of March and is expected to be complete by October 2017.

    The building which is being developed to the BREEAM Very Good specification is expected to be completed and available for occupation by  November this year.

    In total 580,000 sq ft of industrial, logistics and manufacturing space is being built at Horizon 38 in four phases – funded by BP Pension Fund. Later phases are expected to be complete in 2018.
