Phase 2 of Horizon 38 nearing completion with speculative building of trade showrooms underway

Phase two of north Bristol’s Horizon 38 scheme, one of the biggest mixed-use redevelopment projects in the country, is nearing completion.

The construction of a terrace of seven trade showrooms, the latest phase of development by St Francis Group and iSec, is currently under way and will be ready for occupation in April this year. The units are visible from the A38 and front the new Taurus Road, named after a historic military aero engine built locally by the Bristol Aeroplane Company.

The new high specification units, with allocated customer parking, provide businesses with a prominent frontage to promote their trade counters and showrooms, alongside a significant anchor occupier, Selco Builders Warehouse, opening in May. The site offers an excellent location in north Bristol for deliveries and ‘just in time’ customer stock holding.

Units are now available for companies to lease from 3,800 sq ft to 31,700 sqft, the size of the combined terrace building. The project complements the bigger logistics and factory units available at the park which range from 20,000 to 115,600 sq ft, and other new occupiers including Urban Village Resorts’ new hotel, which is under construction, and a proposed seven-acre car supermarket fronting the A38.

Giles Weir, a director at JLL Bristol, which is joint letting agent with GVA on the Horizon 38 scheme, comments: “This is a rare opportunity to secure a high profile trading position in the heart of one of the biggest mixed-use redevelopment schemes in the country. As YTL get going with their new residential suburb on Filton airfield opposite, and the rest of the scheme takes shape, this will be an ideal base for high profile trade businesses to thrive.”
